The unit is located in a 21-unit mansion that was
formerly the private winter residence of the Noyes family (they
owned the now-defunct Washington Evening-Star newspaper), built
in 1908. The building was converted into condominiums in the 1980s
by Keener Squire. The unit was renovated again in July of 2001.
In April 2002, the heat pump/central air conditioner was fully replaced
(both inside and outside units) and a programmable electronic thermostat
was installed. |

| LEASE DETAILS: |
All the appliances in the apartment are electric, so your only
utility bill will be for electricity. The relatively new air conditioning unit
along with the programmable thermostat is very energy efficient.
Water is included in the rent price.
The monthly rent is $2050,
and there is a non-refundable $35 application fee for each person whose name will appear on the lease, and a $1500 security deposit required.
You will be asked to commit to a 1 year lease.
No pets are allowed, and 2 clauses will be added to the lease: 1. Because the owner
lives abroad, you will be asked to give 60 days notice before vacating the lease, so he
has sufficient time to find a new tenant.
2. The owner may terminate the lease early if he decides to move into the apartment
himself (not to give it to friends), but he will give a minimum of 120 days (4 months)
notice if this will occur. It is very unlikely this will occur.

| OTHER INFORMATION: |
The owner lives in Europe, but you can contact him by email or via an 800 phone number if any questions or problems arise. I don't expect there to be any problems as all the appliances are fairly new.
You will also be provided the name of a local contact, and a local address where you can mail your monthly rent check.
