SUMMARY:
Fabulous, light-filled 1-bedroom luxury condo with sunroom/den, in renovated mansion. Private entrance through courtyard, private roof deck, hardwood floors, two fireplaces, tall ceilings, new appliances, washer/dryer in unit, walk to everything (4 blocks to the Dupont Circle Metro ). E-mail apartment@codeboy.net or call Tina at 202-270-9576 to schedule an appointment. $2050 per month, plus electric. Available May 1 or earlier.

DESCRIPTION:
The unit is located in a 21-unit mansion that was formerly the private winter residence of the Noyes family (they owned the now-defunct Washington Evening-Star newspaper), built in 1908. The building was converted into condominiums in the 1980s by Keener Squire. The unit was renovated again in July of 2001. In April 2002, the heat pump/central air conditioner was fully replaced (both inside and outside units) and a programmable electronic thermostat was installed.

COURTYARD ENTRY:
The condo is situated facing the quiet tree-lined side streets at the rear of the building, away from any traffic noise. A courtyard secured by an electronically locked gate provides an intimate entryway to the condo, as well as secure and convenient bike storage.

ENTRANCE AND LIVING ROOM:

A flight of interior stairs provides a home-like feel to the condo, and opens into a dramatic living room with gleaming hardwood floors, a marble fireplace, and spectacular views. With windows everywhere, sunlight showers this fantastic space, accenting its unique features such as arches, built-in bookshelves, and high ceilings. Only the wall behind the kitchen is shared with another unit, so this condo feels more like your own quiet home. At night, you'll notice the artful track lighting and enjoy the intimacy of this rare find.

KITCHEN:
As part of the 2001 renovation, all major kitchen appliances were replaced (dishwasher, refrigerator with icemaker, glass-top electric stove, built-in microwave). There is plenty of storage space in the cherry wood cabinets.

SUNROOM/DEN:
Sunlight emanates from the glass-enclosed sunroom, perfect for an office or small den. This creative space features exposed brick and Berber carpeting, topped off with a clever "indoor window," channeling the sunlight throughout the apartment.

BATHROOM:
The bathroom was renovated in July 2001 (new tile floor, new sink, toilet, new washer/dryer) and is rather spacious. Enjoy a bath or a shower in the tub, with the convenience of the washer/dryer tucked away in a nearby nook.

BEDROOM:

You'll never get bored in the bedroom with its uniquely angled ceilings, decorative black marble fireplace, and immense light streaming in through the two windows (with blackout shades, too). Wall-to-wall Berber carpeting and the deep closet make this bedroom a perfect living space.

ROOF DECK:
Exiting the main entrance and walking up a half-flight of exterior stairs, you'll arrive at the private roof deck space. This roof deck is part of the unit, and there are some chairs and a grill out there. Perfect for barbeques (the grill and chairs will be there for your use).

THE NEIGHBORHOOD:

Located in the heart of Dupont Circle near 18th and S Streets, nearly everything is within walking distance including the Red Line Metro (the Green Line at U Street/Cardozo is also closeby). Within a few blocks' walk, you'll find two grocery stores , convenience stores , 3 movie theaters , and countless bars, restaurants and clubs including Kramerbooks , Xando/Cosi , 5 Starbucks (yes, not kidding, 5), Lauriol Plaza Restaurant, and Eighteenth Street Lounge to name a few. Explore the legendary nightlife of Adams-Morgan or walk to Farragut Square for lunch. The tree-lined streets of Dupont Circle truly offer a cozy neighborhood feel within the bustling center of downtown Washington, DC.

LEASE DETAILS:

All the appliances in the apartment are electric, so your only utility bill will be for electricity. The relatively new air conditioning unit along with the programmable thermostat is very energy efficient. Water is included in the rent price.

The monthly rent is $2050, and there is a non-refundable $35 application fee for each person whose name will appear on the lease, and a $1500 security deposit required. You will be asked to commit to a 1 year lease. No pets are allowed, and 2 clauses will be added to the lease: 1. Because the owner lives abroad, you will be asked to give 60 days notice before vacating the lease, so he has sufficient time to find a new tenant. 2. The owner may terminate the lease early if he decides to move into the apartment himself (not to give it to friends), but he will give a minimum of 120 days (4 months) notice if this will occur. It is very unlikely this will occur.

OTHER INFORMATION:

The owner lives in Europe, but you can contact him by email or via an 800 phone number if any questions or problems arise. I don't expect there to be any problems as all the appliances are fairly new. You will also be provided the name of a local contact, and a local address where you can mail your monthly rent check.

FLOORPLAN:

Note the layout of the bathroom is incorrect, and there is an additional closet in the living room. This floorplan was made before the recent renovation.
